Maintaining HVAC Systems

Regular HVAC maintenance is one of the best investments you can make as a homeowner. Here are the best practices for keeping your system running efficiently year after year.

Change Air Filters Regularly

The single most important maintenance task is changing your air filter. A dirty filter restricts airflow, reduces efficiency, and can damage the system. Check it monthly and replace it every 1-3 months.

Keep the Outdoor Unit Clear

Maintain at least two feet of clearance around the outdoor condenser unit. Trim vegetation, remove debris, and gently rinse the coil fins seasonally.

Clean the Condensate Drain

Pour a cup of white vinegar or diluted bleach through the condensate drain line monthly to prevent algae buildup and clogs.

Schedule Professional Tune-Ups

A licensed HVAC technician should inspect and service your system at least once a year. Air & Energy’s VIP Program includes two annual tune-ups, priority service, and member discounts. Call 941-778-0773 to enroll.
